This exciting 16-storey project in Seoul is due to begin construction this autumn. The luxury apartment building in the vibrant Hannam-Dong district is designed to provide each apartment with maximum daylight access and views over the historic urban context and the Han River. The 60-meter tall building includes a 2-storey retail podium and 14 floors of luxury housing that includes a level of penthouse units. There are characteristic shifts in the facade which emphasizes each vertical stack of curated unit types that cater to specific residents’ lifestyles. The shifting volumes create a greater distance from neighboring buildings, and they integrate discrete balconies that extend the interior living space of each apartment. Those balconies become vertical green slices that subdivide the building volume, and coupled with a facade of deep, faceted ceramic panels, help to maintain privacy between the protruding apartment units. Additional green spaces for residents lie atop the rooftop garden, which is designed as a series of intimate outdoor rooms with organic planters that provide a degree of privacy for different groups enjoying the rooftop simultaneously. The compact cores and service areas of each apartment are consolidated towards the interior, which allows for additional ceiling height in the living spaces. Full height glazing brings light deep into each apartment, which are designed to be open and flexible. Inside, a robust materials palette of primarily wood and stone contribute to the project’s timeless expression.
